Loan-to-value (LTV) compares how much you are borrowing to what the property is worth. It is the single most important number for lenders pricing a home loan — and it is easy to move in your favour before you even apply.
The formula
LTV = loan amount ÷ property value × 100
Borrow ₹80,00,000 against a home worth ₹1,00,00,000:
LTV = 80,00,000 ÷ 1,00,00,000 × 100 = 80%
The flip side is the down payment: down payment % = 100 − LTV. That ₹1 crore home at 80% LTV needs a ₹20 lakh down payment. Every extra ₹1 lakh of down payment you can put down is ₹1 lakh less of debt and a lower LTV — they are the same lever, viewed from two ends.
What LTV means to lenders

The lower your LTV, the more the lender can recover if things go wrong — so they reward you with lower rates. In India, the RBI caps home-loan LTV at a general 80% ceiling in its current housing-loan norms (guidance has tiered ceilings by loan size in earlier rules), so most banks work below that line; anything above usually means you are pushing the regulatory limit.
How LTV changes your monthly cost
LTV affects more than approval — it moves your rate. A lender may price an 80% LTV home loan a quarter to half a percentage point above a 60% LTV loan. On a ₹80 lakh, 20-year loan, the difference between 8.5% (EMI ≈ ₹69,426) and 9% (EMI ≈ ₹71,978) is about ₹2,550 a month — over ₹6 lakh across the loan — for exactly the same property. That one negotiation on your down payment beats most other rate haggling.
Using it
- Buying — your down payment sets your starting LTV. Most lenders cap LTV at 80% (some go to 90% on smaller loans) and reward lower LTV with better pricing.
- Refinancing — an LTV above 80% usually means no cash-out refinance and higher rates; before you can tap equity you normally need LTV back under 80%.
- Other lending — LTV logic applies to vehicles and gold loans too, with different ceilings: car loans typically sit at 80–90% LTV and unsecured lending is effectively "100% LTV" since there is no collateral.
Practical tips
- Get a realistic appraisal: a higher-than-market valuation shrinks LTV and improves your terms.
- If you are near a tier boundary (say 81% vs 80%), an extra ₹1–2 lakh of down payment can step you down into better pricing — it is often the highest-return rupee you'll spend.
- Combine with the home equity and EMI calculators: equity tells you how much you own, this tells you how much risk your lender sees, and EMI tells you the cost.
